Case 1: Family from Germany buys in Riga

Task: Family with two kids working in Germany wanted a flat in Riga to move in a year. Budget €120,000, district Agenkalns or Plavnieki.

What I did:

Important about Latvian law

Since 2025 updated rules for foreigners apply:

  • EU citizens can buy without restrictions
  • Non‑EU citizens need a permit
  • For residence permit: property from €250,000 (Riga/Jurmala) or €300,000 (outside Riga)
  • Property tax is mandatory: 0.2–3% of cadastral value yearly

FAQ

Do I need to be in Latvia the whole time?

No. With full support you come 2–3 times: final viewing (optional), notary signing (mandatory), and renovation handover (recommended). I handle the rest.

Can I trust you with money matters?

All payments go through official channels — bank transfers, notary escrow. I don’t take cash. If needed we sign a notarized power of attorney for specific actions.

What if I don’t like the crew?

I work only with proven contractors. If you’re unhappy, we change the crew. My job is your satisfaction.

Do you guarantee renovation quality?

I control quality at all stages. Contracts include a work warranty (usually 2 years). If issues arise during the warranty, the crew fixes them for free.

What if the deal fails?

Payment is stage-based. If a deal falls through not through your fault, you pay only completed stages. If after viewings you decide not to buy, you pay only for search and viewings.

Can I order only part of the services?

Yes. You can take just search, only deal support, or only renovation control. Modular services—you pay only what you need.
